Most letting agents I speak to say the same thing. The problem usually isn’t the job, it’s knowing whether it will actually be dealt with.
This service is designed for letting and estate agents managing multiple properties who want maintenance handled without constant chasing.
It works best as an ongoing relationship. It’s not a general trades service or a call-out operation, and it’s not designed for the one-off landlord or homeowner work.
The work usually involves the everyday issues that sit between tenants, landlords and re-lets.
If something turns out to need a specialist trade, it’s flagged early so you can decide the next step.
My goal is to take routine maintenance off your plate, not add to it.
Jobs are agreed before I attend, and I turn up when expected. If plans change, you’re told early so you’re not left guessing.
Work is dealt with sensibly and kept within scope. If something comes up that needs a decision or a specialist, it’s flagged before anything moves on.
Tenants are treated calmly and respectfully, and the property is left tidy. When a job is finished, it’s closed off properly so it doesn’t come back around.
For reassurance, I’m fully insured and all work is carried out with a valid DBS in place.
The result is fewer follow-up emails, fewer phone calls, and fewer loose ends.
The aim is to keep pricing straightforward and predictable.
Most work is charged on labour plus materials, with time starting from arrival on site. For short visits there’s a minimum charge, simply to keep things workable.
If a job looks like it may overrun or change scope, it’s flagged before anything continues. That way there are no surprises once the work is underway.
Where access has been agreed but isn’t available on arrival, time may still be chargeable. This covers time reserved and travel to site, and avoids costs being pushed into other jobs.
The focus is on clarity, so you always know where things stand.
Urgent doesn’t always mean immediate, but you’ll be told clearly what to expect.
Raising a job doesn’t need to be complicated.
And before attending, I just need confirmation of how access will be provided (keys, tenant present, or vacant).
